3 questions for Sébastien Romiszvili, Head of FF&E, OS&E and CSR projects at Maisons Pariente

Why are FF&E and OS&E essential in a hotel project, and when do they need to be chosen?

Sébastien Romiszvili: For a new hotel or series of renovations, FF&E and OS&E are just as important as the works themselves. They should therefore be taken into account as soon as a budget is drawn up and all the stakeholders come together around the table. Otherwise, once the works are finished, there is a risk of setbacks, like a cleaner who has to unplug a customer’s phone to use the vacuum cleaner because there are not enough plug sockets. Another example is that the installation of electric blinds needs to be considered and scheduled before the cables arrive.

Is CSR an important selection criterion when choosing furnishings at the Maisons Pariente hotel group?

Sébastien Romiszvili: In the majority of cases, our furnishings do not transit by plane, with around 80% of orders placed in France or Portugal. What’s more, in a call for tenders, if all other factors are equal, CSR can make the difference.

Why do you regularly attend the EquipHotel trade show and what are your expectations this year?

Sébastien Romiszvili: I appreciate the frequency of the trade show. The fact that it takes place every two years is a guarantee for visitors that they will see and experience new products and solutions. On top of that, in recent years, EquipHotel has grown in size, and has broken free from the straightjacket of overly traditional trade shows. I am particularly thinking of its inspiring lifestyle offerings, the innovations presented, and the possibility of meeting suppliers and talking with them casually instead of by email or telephone!

Sébastien Romiszvili will take part in a conference session on the links between furnishings and CSR, in November 2026, at EquipHotel Paris.

Definitions

FF&E (Furniture, Fixtures and Equipment) refers to all furnishings, seating, mobile or fixed (yet removable) items (tables, chairs, headboards, sofas, curtains, rugs, decorative lamps, wall-mounted mirrors, etc.) and any other item selected by the interior designer.

OS&E (Operating Supplies and Equipment) refers to all small pieces of equipment and other items required for operating an establishment. This includes bedding, minibars, hairdryers, fittings, kitchen utensils, uniforms, cleaning materials and equipment, and glassware.
